Our Services
Fidelity Asset Exchange acts as the Qualified Intermediary in your 1031 exchange, and provides the following services:
-
Preparation: Prepares all required exchange documentation, including the Exchange Agreement, the Assignments of the Agreements of Sales and other necessary Acknowledgements.
-
Coordination: Coordinates with the real estate agents, escrow officers and all parties involved to ensure the transaction is processed and documented as a 1031 exchange and not a taxable sale. Help provide written instructions to escrow as well as help review the closing statement prior to closing.
-
Security: Holds exchange funds in a segregated FDIC insured exchange account with numerous security measures put in place to safeguard your funds until the replacement property is acquired.
-
Progress Tracking: Keeps you informed of the important timelines with routine reminders.
-
Communication: Answers questions from all parties involved throughout the exchange process to help keep the exchange process transparent and on track.
Disclaimer: Per 1031 regulations, to be a “qualified” intermediary, the party must not be the actual Exchangor nor the Exchangor’s employees, partners or a close relative or within the past two years served as the Exchangor’s accountant, attorney, real estate professional or financial advisor. Hence, Fidelity Asset Exchange is prohibited from giving you legal or tax advice. You should always consult a professional tax advisor before making any tax decisions.
